Could New Infrastructure Reduce “Distance Costs” for Businesses in Former Binh Duong?

Transport infrastructure is expanding connectivity in the Northeast region of Ho Chi Minh City. From roadways and seaports to railway development orientations, the inter-regional transport network can optimize logistics while driving the demand for living spaces tied to production hubs.

Efficient Connectivity, Enhanced Operational Advantages

For manufacturing enterprises, “distance costs” encompass not only freight charges but also waiting times, warehousing, delivery risks, and employee commuting expenses.

The My Phuoc – Tan Van corridor, National Highway 13, alongside the Ho Chi Minh City Ring Road 3 and the Ho Chi Minh City – Thu Dau Mot – Chon Thanh expressway projects, provide additional options for inter-regional connectivity.

Accessibility to Cat Lai Port, the Cai Mep – Thi Vai port cluster, and dry ports also plays a vital role in the supply chain. Over the long term, logistics-connecting railways could introduce supplementary transport modes.

However, the effectiveness of cost reduction depends on completion schedules, synchronization, and actual operational data, rather than being determined by planning alone.

From Industrial Connectivity to Urban Development

As the transport corridor expands, the demand for housing near workplaces becomes an integral part of urban development. QP Holdings addresses this demand through its residential real estate portfolio in the Northeast of Ho Chi Minh City.

Among its strategic development projects, QP Green Park has a total area of 1.37 ha, QP D7 & D17 features a total floor area of approximately 139,288 m² with a scale of 2,079 apartments, scheduled to break ground in the first quarter of 2027. QP Binh Duong Center in Thu Dau Mot Ward spans approximately 0.6 ha with an estimated investment of VND 1,800 billion, reinforcing the orientation for high-rise residential development within the existing urban area.

QP Holdings: Capability Demonstrated Through Investment Decisions

In 2025, QP Holdings completed its private placement of shares, raising VND 272 billion. According to publicly disclosed corporate information, nearly VND 271 billion was utilized to acquire a 99.63% stake in Quang Phuc House Development Co., Ltd., the investor of QP Green Park.

This investment reflects the execution of its strategy through ownership in the project enterprise, rather than stopping at mere development orientations.

At the 2026 Annual General Meeting of Shareholders, the company approved the policy for the QP Green Park construction contract with a maximum value of VND 881.25 billion for the 2026–2027 period, establishing the basis for executing subsequent steps in accordance with its authority.

QP Green Park: Value Derived from Existing Connectivity

Located in Binh Co Ward, QP Green Park covers a scale of approximately 13.7 ha, comprising 568 townhouses and 58 shophouses, aiming to meet the residential needs of residents in the industrial and service zones.

The project broke ground on October 1, 2025. The DT.742 connection item has been completed, inspected, accepted, and put into use, demonstrating tangible infrastructure execution results.

An Duc participates in construction, SCQC acts as the supervision consultant, and QS Land serves as the exclusive distributor and marketer of the project.
