Apartment Ownership Duration Clarified: A New Benchmark for Real Estate Developers

Resolution No. 278/NQ-CP dated September 18, 2026, requires the continued refinement of the amended Housing Law project, clarifying the duration of apartment use based on the building’s lifespan and the handling procedures when the building reaches the end of its useful life. This is a legal improvement orientation rather than a newly effective regulation, yet it demonstrates that construction quality and the long-term responsibility of investors are increasingly emphasized.

The duration of a building’s use is not synonymous with the duration of apartment ownership. The 2023 Housing Law does not prescribe a time limit for apartment ownership; the continuation of use, renovation, or demolition must be based on design dossiers and inspection conclusions from competent authorities.

For the market, the value of an apartment is determined not only at the time of opening for sale but also depends on legal compliance, construction quality, operation, and the investor’s responsibility throughout the building’s lifecycle.

In total, the two projects are expected to add 2,079 apartments to the Northeast region of Ho Chi Minh City, aiming to form a synchronized living space for approximately 4,811 residents.

The product scale and specific implementation roadmap of D7 and D17 further affirm QP Holdings’ project development capabilities, while contributing to meeting the growing housing demand in the area.

In the upcoming orientation portfolio, the 15-hectare land fund in Thoi Hoa ward is expected to develop the Tai Phat Complex with approximately 5,447 apartment units, accommodating a population scale of about 11,313 people. This is a prospective project that requires further completion of procedures before implementation.
