Real Estate Cash Flow is Reselecting Value: Why is Capital Leaving Speculative Real Estate?

Cautious liquidity alongside improving supply is indicating a notable shift in the market: cash flow is not leaving real estate, but is more selectively choosing products with clear legal status, utility value, and verifiable execution capacity.

When Price Appreciation Expectations Are No Longer the Sole Factor

According to the Ministry of Construction, in the second quarter of 2026, the whole country recorded approximately 100,005 successful real estate transactions, equivalent to 71.5% of the first quarter. Over the same period, 113 commercial housing projects were newly licensed with 103,205 units; 131 projects, equivalent to 59,073 units, were eligible to sell future-formed housing.

As supply increases, buyers have more choices and are better positioned to carefully consider every decision. Alongside location and price, factors such as legal status, progress, product quality, holding costs, and exploitation potential are receiving increasing attention.

This trend occurs concurrently with the process of market data transparency. As of September 7, 2026, the Ministry of Construction’s housing and real estate market information and database system has recorded 120 projects with publicly disclosed information and 3,482 updated transactions.

More Selective Cash Flow Makes Execution Capacity All the More Important

From the perspective of QP Holdings, this shift does not mean that cash flow is leaving real estate. The market is increasingly differentiating between assets that depend primarily on price appreciation expectations and products with concrete value formation bases.

This also sets higher demands for developers: value is not only demonstrated through project ideas, but must be proven through each step of preparation and implementation.

At QP Green Park, a low-rise residential project with a scale of approximately 13.7 hectares, comprising 568 townhouses and 58 shophouses, on September 24, 2026, the project officially launched its journey named “Green Voyage”. QS Land acts as the Exclusive Distributor and Marketer of the QP Green Park project.

In the portfolio of key projects, D7 and D17 are expected to commence construction in the first quarter of 2027. For D17, project preparation is deployed on the basis of relevant legal procedures, in which Phu Thinh Joint Stock Company is the unit receiving the project transfer from Becamex.

The preparatory steps regarding legality, resources, and implementation plans serve as the foundation for each project to be executed according to a specific roadmap, while reflecting the organizational and collaborative implementation capacity within QP Holdings’ project development ecosystem.

For QP Holdings, legality, progress, partners, and product quality are not isolated factors, but together create execution capacity throughout the project development process.

QP Holdings is a reputable and professional real estate developer in Vietnam, operating in three core fields: Residential Real Estate, Industrial Real Estate, and Financial Investment; with Residential Real Estate being the strategic pillar.

In the context of increasingly selective cash flow, verifiable values will hold ever greater significance for the decisions of customers and investors.

Placing “Reputation and Quality” as the development foundation, QP Holdings remains steadfast in its mission to create values, accompanying the long-term and sustainable prosperity of customers, partners, and shareholders.
