The Apartment Market Before a New Screening: When Large Scale Is No Longer an Absolute Advantage

Developing projects with thousands of apartments requires much more than financial capacity and land banks. Amid increasingly high demands regarding legal compliance, quality, and operations, the capability to realize investment plans has become the differentiating factor among developers.

Large Scale and the Challenge of Comprehensive Development

A 1,000-apartment project is not merely a multiplication of construction floor area. Behind such a scale lie six challenges that must be solved synchronously: capital sources, legal procedures, main contractors, progress, commercialization, and operations.

If capital determines the ability to maintain construction, and contractor capacity affects quality and progress, then the business plan must align with real demand and legal conditions. Utility systems, building management, and operating costs ultimately dictate long-term utility value.

Therefore, large scale does not automatically create an advantage. The ability to control the entire project lifecycle is the foundation for sustainable competitiveness.

D7 and D17: Realizing Strategy Through Concrete Steps

In Binh Duong Ward, Ho Chi Minh City, QP Holdings is participating in the development of two high-rise projects, D7 and D17, with a total scale of 2,079 apartments and approximately 139,288 m² of construction floor area.

Among them, D7 is expected to provide 1,342 apartments with a total investment of approximately VND 3,000 billion; D17 consists of 737 apartments with a total investment of approximately VND 1,500 billion. The announced total investment capital for both projects reaches nearly VND 4,500 billion, with an implementation roadmap spanning the 2025–2030 period.

A notable difference lies in the preparation process for implementation. Regarding D17, Phu Thinh City Joint Stock Company received the transfer of a part of the project under Decision No. 779/QĐ-UBND dated March 18, 2025; the land use rights certificate was issued on June 4, 2025.

On September 14, 2026, QP Holdings coordinated with Phuoc Thanh Construction Joint Stock Company to organize the groundbreaking ceremony for D17. The main contractor Phuoc Thanh confirmed that the structure features two basement levels and 20 above-ground floors. Simultaneously, Phuoc Thanh announced its experience in executing over 50 high-rise projects and handing over more than 20,000 apartments.

Choosing an experienced contractor is an important preparatory step for organizing construction, quality control, and safety. According to the announced plan, construction for D7 and D17 is expected to commence in the first quarter of 2027.

Reputation and Quality Demonstrated Through Execution Capability

With D7 and D17, the next steps require close coordination among capital planning, construction progress, business conditions, and operational preparation. Verifiable implementation milestones will reflect substantive development capabilities.
