Vietnam’s real estate market is improving in terms of supply as many legal obstacles are gradually being removed. However, liquidity has not recovered correspondingly, indicating that the market will continue to differentiate based on legality, financial capacity, product quality, infrastructure, and real demand.

Supply improves, purchasing power remains cautious

According to the Ministry of Construction, in the second quarter of 2026, the whole country had 113 commercial housing projects granted new construction licenses, with about 103,205 units, equal to 194.8% compared to the first quarter of 2026 and more than 300% compared to the same period in 2025.

During the same period, 131 projects with about 59,073 units met the conditions to sell future housing and 39 projects were completed. These figures show that supply is gradually being unlocked after a long period of facing many bottlenecks.

However, the transaction volume in the second quarter of 2026 decreased compared to the previous quarter, while inventory in localities reported a slight increase. This development reflects customers’ cautious sentiment. Besides selling prices, factors regarding legality, planning quality, progress, infrastructure connectivity, utility systems, and long-term usage value increasingly and clearly influence real estate purchasing decisions.

Legality and implementation capacity become the benchmark

According to information cited by VietnamNet from statistics of Steering Committee 751, the whole country has about 4,500 real estate projects facing obstacles, related to more than 3.3 quadrillion VND of stagnant resources. Accelerating the handling of these projects will contribute to releasing resources, supplementing supply, and strengthening market confidence.

Nevertheless, legal removal must go hand in hand with the implementation capacity of enterprises. When cash flow becomes selective, the advantage will belong to projects with clear legality, meeting real demand, and developed by enterprises with financial foundations, management capacity, and long-term commitments. This is also the basis for the market to shift from growth based on expectations to competition by real value.
