Real estate faces bond maturity pressure

The pressure of bond maturities places real estate enterprises under the demand to enhance financial capacity, legal transparency, and execution efficiency. As capital flows become increasingly selective, reputation and quality become the foundation for sustainable development.

According to a report by OCBS, the total value of corporate bonds maturing from now until the end of 2026 is estimated at approximately VND 81,600 billion. Among this, about VND 71,000 billion, equivalent to nearly 87%, is concentrated in the fourth quarter. December alone is expected to see about VND 33,500 billion in maturing bonds, the highest among the remaining months of the year.

Real estate continues to be the sector bearing the greatest pressure with approximately VND 41,700 billion, accounting for 51% of the total remaining maturing value.

Refinancing capacity becomes a crucial metric

Even greater pressure is forecast for the 2027–2028 period. The value of maturing corporate bonds could reach about VND 237,300 billion in 2027 and increase to VND 285,900 billion in 2028.

These figures show that the pressure lies not only in the scale of debt obligations but also in the cash flow generation and refinancing capacity of each enterprise. Investors are increasingly scrutinizing legal status, implementation progress, collateral asset quality, sales capability, and business efficiency. Therefore, capital-raising opportunities will continue to differentiate, prioritizing enterprises with appropriate financial foundations, projects with verifiable legal status and progress, and transparent governance systems.
