Vietnam’s Industrial Real Estate Enters a New Era of Competition: Execution Capability Becomes the Core Advantage

Vietnam’s industrial real estate market is entering a new stage of competition, where rental prices and land banks are no longer the sole criteria. At the Vietnam Industrial Property Forum 2026, implementation speed, infrastructure, energy, logistics, and operational support are considered increasingly critical factors.

From Cost Competition to Execution Capability Competition

According to the Vietnam Investment Review, manufacturing investors are placing increasing emphasis on “certainty of execution” – the level of assurance from licensing and infrastructure preparation to the timing of factory operations. Consequently, competition is shifting from cost to speed and infrastructure quality.

QP Holdings Integrates Implementation Capability into Project Portfolio

QP Holdings is a reputable and professional real estate developer in Vietnam, operating across three core sectors: Residential Real Estate, Industrial Real Estate, and Financial Investment, with Residential Real Estate serving as the strategic pillar.

In the industrial segment, the An Binh 7 Industrial Cluster spans an area of 50 hectares. The project’s public dossier has been approved locally with the investment policy proposal dossier. Therefore, the progress of procedural completion serves as an indicator of execution capability.

In the residential segment, plot D17 has been authorized by the People’s Committee of Binh Duong Province for the partial transfer of the project to Phu Thinh City JSC under Decision No. 779/QĐ-UBND dated March 18, 2025; the Land Use Rights Certificate was issued to this enterprise on June 4, 2025. According to information disclosed by QP Holdings, QP D7 & D17 are expected to commence construction in the first quarter of 2027.

QP Green Park: Legal Framework, Resources, and Specific Progress

QP Green Park, a low-rise residential project covering approximately 13.7 hectares, has completed legal steps including 1/500 detailed planning, approval of investment policy and investors, land use purpose conversion, and technical infrastructure construction permits. The connection item with DT.742 has been completed, inspected, accepted, and put into operation.

QP Holdings holds a 99.63% stake in Quang Phuc House Development Co., Ltd. – the project investor – with an investment value of nearly VND 271 billion. The 2026 General Meeting of Shareholders also approved the policy to execute the QP Green Park construction contract with a maximum value of VND 881.25 billion during the 2026–2027 period.

“Green Journey” – A Milestone in the Implementation Roadmap

On September 24, 2026, QP Green Park officially launched its journey named “Green Journey”, marking a milestone in the project’s implementation roadmap. Alongside completing legal procedures and infrastructure according to plan, QP Holdings is gradually transitioning QP Green Park from legal documentation to the actual implementation phase. QS Land participates as the Exclusive Distributor and Marketer for the project, adding a vital link to the partner ecosystem supporting project development.

From QP Green Park to D7 and D17, legal milestones, resources, progress, and implementation partners are creating concrete evidence to demonstrate QP Holdings’ project development capability.

Placing “Prestige and Quality” as the foundation for development, QP Holdings remains steadfast in its mission to create values, accompanying the long-term and sustainable prosperity of customers, partners, and shareholders.
