Northeast region of HCMC (former Binh Duong) leads new housing supply
The Northeast region of HCMC (former Binh Duong) is becoming the primary housing supply area of the city following its expansion. This shift not only opens up development room for the market but also imposes higher demands on the legal, financial, and practical implementation capacities of developers.

According to the list of 37 projects confirmed by the HCMC Department of Construction as meeting the eligibility conditions for selling and lease-purchasing future-formed housing since the beginning of 2026, the entire city has added 27,464 products, including 21,165 apartments and 6,299 low-rise houses. Among them, the Northeast region of HCMC (former Binh Duong) contributed 11,714 apartments, accounting for more than 55% of the total apartments eligible to enter the market.
This trend has also been recorded by research units in other statistical scopes. According to One Mount Group, 66% of HCMC’s new opening supply in Q2/2026 was concentrated in the Northeast region of HCMC (former Binh Duong). CBRE Vietnam stated that this area contributed nearly 80% of the newly launched apartment supply in the first half of 2026.

These percentages do not reflect the exact same dataset, but they all demonstrate that housing supply is clearly shifting away from the core area. Land funds for development, the infrastructure completion process, and the demand for forming new urban centers are creating further momentum for the Northeast region. However, a large supply does not mean that all projects have the same absorption capacity.
